ThirdShift started in Northeast LA when lifelong builders and developers got fed up watching sellers jump through hoops just to net the same cash they would when dealing with us on an off-market sale. So, we created ThirdShift Solutions with One mission: Be homesolvers, not wholesalers.

How fast can you really close?
We’ve closed in as little as seven calendar days and our all time record is 96 hours. So, pretty fast!
Do you buy homes as-is?
Yes. No repairs, no cleaning, no inspections required.
Who pays closing costs?
It all depends on the negotiation and price point. Normally, each side pays their own closing costs but we have, at times, paid for the seller’s escrow and title fees as well.
Can I stay after closing?
If needed, yes we offer flexible rent back options. Again, this depends on the negotiation, needs, and deal that is agreed to at the on-set.
What if I already have an agent?
We can make an offer through them; you’ll still owe their commission.
Is my data private?
100 %. We never share addresses until you authorize marketing photos. Even then, information is limited to our internal list.
Will you keep or sell my home?
Depends on end‑use potential—either is fine, your price doesn’t change.
How do relocation advances work?
Depending on the circumstances, we can release up to $10,000 while in escrow with a signed amendment.
Are there any hidden fees?
Zero. Our buyer will pay our development, design, consultation, and/or assignment fee or we will develop the project and earn our income that way. You net your sales price minus any closing costs.
Do you purchase inherited homes?
Yes and we can coordinate probate attorneys if needed. We have purchased several properties under living trusts through the successor trustee.
Can you beat another cash offer?
Often times, yes. We will review any written offer you have in hand.
